Jomtien condos and real estate

Jomtien is a beach town in Bang Lamung District, run as part of Pattaya City rather than as a separate municipality. Thepprasit Road is usually taken as the line between Jomtien and Pattaya proper. On the coast, the north end is Dongtan Beach, which runs up from the police box where Thappraya Road meets the shore. At the far south end of Jomtien Beach Road you cross into Na Jomtien, which belongs to Sattahip District and uses the postcode 20250.

Between those two points the beach runs for about 6 km and faces south-west, towards the sunset. Pratumnak Hill stands between Jomtien and Pattaya Beach, which is why the two feel like different towns even though they are only about 3 km apart.

Three roads matter most when you choose a condo here. Jomtien Beach Road runs along the sand, so a tower on it has the sea across the road. Jomtien Second Road is a four-lane road about 400 m inland and parallel to the beach, with Rompho Market on it. Thappraya Road starts at the north end of the beach road and climbs over the hill to Pattaya; it is the main way into the city.

Further inland, Thepprasit Road links Thappraya Road with Sukhumvit Road, and Soi Wat Boon and Soi Chaiyapruek connect the south end of the beach road to Sukhumvit. Several large low-rise resort condos sit on Thepprasit Soi 9, about 1 to 1.2 km from the sand: Laguna Beach Resort 3 The Maldives, Dusit Grand Park and Dusit Grand Park 2.

Most of the stock is condominiums: high-rise towers on the beach road, beachside hotels and lower resort-style blocks inland. Buyers come from two directions, Bangkok residents looking for a second home by the sea and foreign retirees. On the beach road you get towers such as Copacabana Beach Jomtien, 59 floors with the beach about 170 m away, and Lumpini Park Beach Jomtien, separated from the sand only by the road. Inland you get resort-style blocks of 8 floors with big pools and gardens.

Houses and pool villas come up too, mostly in housing estates back from the beach, and there are still undeveloped plots between them. If you want a garden and more space, also look at East Pattaya, inland across Sukhumvit Road.
