The complex has five towers. S1 and S2 have 18 floors each and are joined into one connected block, while A1, A2 and A3 have 15 floors each and stand on their own. Together they hold about 3,700 units, so the complex works almost like a small neighbourhood of its own. Locals and adverts also call it Jomtien Beach Condo or JBC, and the Thai name is ริมหาดจอมเทียน คอนโดมิเนียม.

Each plot has its own swimming pool. Across the complex there is a gym, a multi-storey car park, restaurants, shops including a mini-mart, laundry, gardens, a children's play area and a games room with table tennis, with 24-hour security and CCTV. Units are studios of about 27 to 34 sqm, 1-bedrooms of about 46 to 68 sqm and 2-bedrooms of about 62 to 88 sqm, so the 1-bedrooms in particular are roomy.

• Which tower. Ask whether the unit is in S1, S2, A1, A2 or A3. The S towers are on the plot toward Jomtien Beach Road; from the A towers you cross Jomtien Second Road to reach the beach side.
• Which pool. Each plot has its own pool. Ask the juristic office which facilities residents of your tower may use.
• Condition. In a complex of about 3,700 units, condition varies enormously from unit to unit. Check the kitchen, bathroom, electrical board and air conditioners, and ask the owner what has been replaced.
• Floor and outlook. Ask which floor the unit is on and which way it faces, then visit in daylight and once in the evening.
• Parking. There is a multi-storey car park, but ask whether a space comes with the unit.
• House rules. If you have a pet, ask the juristic office for the current rules in writing before you sign.
• Rental terms. Confirm the deposit, the advance rent and the utility rates in the contract. Our guide to renting in Pattaya explains the usual terms.
• Buying. Foreign quota is a building-wide cap of 49 percent of the total unit floor area, so ask the juristic office whether the unit you want can still be registered in a foreign name. Ask for a letter showing the common fees are paid up to date, and read what foreigners can own in Thailand first.
