Houses for rent in Pattaya

Looking for a house or townhouse to rent in Pattaya on a long lease? Most rental houses are inland, east of Sukhumvit Road, where homes come with more space and a garden. Tell us the area, bedrooms, budget and move-in date, and whether you need a pool or pets allowed, and we look for one. Tenants pay no fee. For larger homes with a pool, see villas for rent.

Where are Pattaya's rental houses?

Most houses for rent are in East Pattaya, the informal name for the land east of Sukhumvit Road and the railway line. It is mostly residential, with few hotels, and stretches inland towards Mabprachan Reservoir and Siam Country Club. There are no sea views, but plots are larger and streets are greener. Addresses there use the tambon name, such as Nong Prue, because East Pattaya is not an official district.

You will find some houses nearer the coast too, around Jomtien and Na Jomtien.

How is renting a house different from a condo?

A condo building has a juristic office that looks after the pool, lifts and security. In a house, that falls to you and the owner, so agree in writing who pays for the garden, pool cleaning, pest control and repairs. Check the water pressure, the air conditioners and the internet line at the viewing. Most houses east of Sukhumvit are a drive from the beach and shops, so plan for a car or motorbike.

A lease longer than 3 years must be in writing and registered at the Land Office, or it can only be enforced for 3 years. Most house leases are 1 year with an option to renew.

What deposit do house owners ask for?

House owners usually ask for 1 to 2 months' rent as deposit plus the first month in advance. The 2025 lease rules, which cap deposit and advance at 3 months' rent, apply to landlords who let 3 or more homes; many house owners let only one, so read the lease. The owner still has to file a TM30 report for a foreign tenant within 24 hours. More in our renting guide.

Questions people ask

Do I pay 09Wi a fee?

No. Tenants and buyers pay 09Wi nothing. The owner pays our commission.

Who pays for the garden and pool upkeep?

Whatever the lease says, so agree it before you sign. Some owners include a gardener or pool service in the rent; others leave it to the tenant. Ask us to confirm it for any house you like.

Can I rent a house with pets?

A garden makes it easier, but it is the owner's decision. Tell us about your pets and we ask the owner before you view.

Can I sign a lease longer than 3 years?

Yes, up to 30 years, but a lease of more than 3 years must be in writing and registered at the Land Office, or it is enforceable for 3 years only. Registration costs about 1.1% of the total rent for the term.

Do I need a car to live in a house in Pattaya?

For most houses east of Sukhumvit Road, yes, or at least a motorbike. Shops, schools and the beach are a drive away.
