How do condo rents work in Pattaya?

Each card shows the rent per month on a 1-year lease first, because that is the contract most owners want. Where the owner also accepts a monthly contract, the card shows that price too, and it is normally higher. A studio on a 1-year lease is the cheapest way into a building with a pool and gym; a monthly contract costs more but lets you leave sooner.

Condo rentals here are for 30 days or more. Many condominium buildings ban short lets in their own rules, and stays of under 30 days are generally treated as hotel business, so owners who rent through us sign monthly or yearly leases.

Where do people rent condos in Pattaya?

Jomtien has a 6 km beach, a quieter, mostly residential feel and many long-stay residents. Central Pattaya is the densest part of the city, close to Beach Road, Second Road and the Central Pattaya mall. Pratumnak sits on the hill between Pattaya and Jomtien. Wongamat and Naklua, at the north end, have the beachfront towers. South Pattaya puts you near Walking Street and Bali Hai Pier.

Search by building if you already know one: our Pattaya condo buildings pages show the facts we have checked for each building and any units we list there.

What deposit and move-in steps should you expect?

Expect a security deposit of 1 to 2 months' rent plus the first month in advance. Landlords who let 3 or more homes are capped at 3 months' rent in total under the 2025 lease rules and must return the deposit within 7 days of move-out, or 14 days if repairs are needed. Check the inventory list against the unit on the day you get the keys, photograph anything damaged, and ask the owner to file your TM30 report. Our renting guide goes through each step.

Questions people ask

Do I pay 09Wi a fee?

No. Tenants and buyers pay 09Wi nothing. The owner pays our commission, so you pay only the rent, deposit and advance rent in your lease.

How much deposit do Pattaya condo owners ask for?

Most ask for 1 or 2 months' rent as a security deposit plus the first month in advance. Ask us for the deposit on any unit and we confirm it with the owner before you view. Landlords who let 3 or more homes may not take more than 3 months' rent in total.

Can I rent a condo for less than a month?

No. We let condos for 30 days or more. Many condo buildings ban short lets in their house rules. For a few nights, see pool villas.

Are the condos furnished?

It varies by unit. Ask us what a unit includes, such as the washing machine, fridge and air conditioning, and we check it with the owner before you view.

Can I keep a pet in a rented condo?

That depends on the building's rules and the owner. Some Pattaya condos ban pets entirely. Tell us about your pet and we ask the owner before you view.

Who reports me to immigration when I move in?

The owner. The landlord must file a TM30 report within 24 hours of a foreign tenant moving in. Ask for the receipt and keep it with your lease.
