The project has six buildings of 8 floors each on about 20,800 sqm (13 rai), developed by the Dusit Group. Residents share a communal swimming pool, a fitness centre, a clubhouse and landscaped gardens. With 978 units spread across six buildings, each block stays fairly small.

Compared with phase 2 next door, the facility list is shorter, but the site is larger: about 13 rai against about 9. It suits renters who want a calm, low-rise home and do not need water slides or a restaurant on site. You may also see it called Dusit Grand Park 1, DGP1 or Dusit Grand Park Jomtien.

Studios, 1-bedrooms and 2-bedrooms

Studios are about 26 sqm (25.79 sqm), 1-bedrooms about 35 to 50 sqm (34.99 and 50.40 sqm, plus a 56.94 sqm 1-bedroom type) and 2-bedrooms about 63 sqm (62.92 sqm). The larger 1-bedroom layouts give couples more living space than the 34 sqm 1-bedrooms next door at Dusit Grand Park 2.
