What is it like to live in Jomtien?

Jomtien is mostly condominiums, quieter in the evening than Pattaya Beach, and home to many long-stay residents and retirees. Its beach runs about 6 km and faces south-west, on the far side of the Pratumnak headland from Pattaya Beach. It is part of Pattaya City, and the usual dividing line with Pattaya proper is Thepprasit Road.

Three roads shape where you live. Jomtien Beach Road runs along the sand, so beachfront towers here give the sea views. Jomtien Second Road runs parallel about 400 m inland, with shops, markets and lower rents in the side streets. Thappraya Road climbs over the hill to Pattaya from the north end of the beach, near Dongtan Beach.

How do you choose a condo in Jomtien?

Decide first how close to the sand you want to be. Beach Road units cost more for the view; units off Second Road or towards Sukhumvit Road trade the view for a lower rent and more space. Check the walk to a songthaew route if you will not have a car or motorbike. Well-known buildings include Laguna Beach Resort 3 The Maldives and Copacabana Beach Jomtien.

The rest of the lease works as anywhere in Pattaya: a deposit of 1 to 2 months' rent plus the first month in advance, the inventory checked on move-in day, and a TM30 report filed by the owner.

Is it worth paying more for Jomtien Beach Road?

If the sea view and stepping straight onto the beach matter to you, yes. If not, units a few minutes inland off Jomtien Second Road usually give more space for the same rent.

How far is Jomtien from central Pattaya?

About 3 to 4 km, over Thappraya Road and the Pratumnak hill. Songthaews run between the two along the main roads.

Can I rent a Jomtien condo by the month?
