Reflection Jomtien Beach

Reflection has two towers. The Oceanfront Tower is marketed with 55 storeys and 102 units, and at about 234 metres it is ranked by the Council on Tall Buildings and Urban Habitat as the tallest building in Pattaya. The Oceanview Tower is marketed with 42 storeys and 232 units and rises about 183 metres. The CTBUH, which counts floors differently, lists 57 and 44 floors above ground. P&T Group was the architect and Siam Syntech Construction the main contractor.

Shared facilities:

• swimming pools, including a 50-metre lap pool
• a fitness centre and a sauna
• a children's play area
• a reception and lobby, and landscaped gardens
• car parking with 504 spaces
• 24-hour security with CCTV

Units start with one-bedroom layouts of about 58 to 60 sqm. Standard units run up to about 205 sqm, and the penthouses are larger still, up to about 604 sqm.

Before you rent, confirm:

• which tower the unit is in, the floor and the direction it faces, since views from the two towers differ
• whether a parking space is assigned to the unit
• how electricity and water are billed, and whether internet is included
• the deposit, the rent paid in advance and the minimum term set by the owner

Before you buy, remember that the common fee here is charged per square metre each month, so a 200 sqm unit pays several times what a one-bedroom does; ask the juristic person for the current rate, the sinking fund payable at transfer and a no-dues letter for the unit. Foreign buyers can own freehold only within the building's foreign quota (49 percent of the total unit floor area), with the purchase money sent from abroad in foreign currency.
