The complex has two towers, mapped as tower A and tower B. The communal swimming pool and the gym are on the 4th-floor podium, and the grounds include tennis courts. Restaurants, a cafe and shops operate on site, and there is car parking and 24-hour security with CCTV.

Unit size is what makes this building different from most Jomtien condos. Studios are about 65 to 67 sqm and 1-bedrooms about 67 sqm, which is close to the size of a 2-bedroom in many newer buildings. 2-bedrooms run about 120 to 128 sqm, 3-bedrooms about 190 sqm, and the 4-bedroom units reach about 396 sqm. Unit types range from studio to 4 bedrooms, so a family and a single renter can both find a layout here.

Because the rooms are large, compare units by how the space is used. A 65 sqm studio is one big room, while a 67 sqm 1-bedroom has a closed bedroom, so ask for a floor plan or photos of each room before you compare price per square metre.

• Tower, floor and view. Ask whether the unit is in tower A or tower B, which floor it is on and which way it faces. Views and noise from Thappraya Road differ a lot between sides.
• Condition. Fittings vary from unit to unit in a complex of this size. Test the air conditioners, hot water and water pressure, and ask the owner what has been replaced and when.
• Common fees. Fees are charged per square metre, so on a unit of 120 sqm or more they add up quickly. Ask the juristic office for the current rate and, if you are buying, a letter showing fees are paid up to date.
• Lifts. Try the lifts at a busy time of day, since waiting times matter more in a high-rise.
• Parking and pets. Ask whether a parking space comes with the unit, and check the building's pet rules with the juristic office before you sign.
