View Talay 8 is one tower of 30 floors. Shared facilities are a communal swimming pool, a gym, gardens, on-site shops and restaurants, car parking and 24-hour security.

Studios here are larger than usual. Studios are about 48 to 55 sqm, 1-bedrooms about 86 to 142 sqm and 2-bedrooms about 96 to 142 sqm. Some owners have combined units into large layouts of about 228 sqm, and listings describe their bedroom count in different ways, so ask for the floor plan of any combined unit.

The common area fee is ฿10 per sqm per month, which keeps running costs down on the larger units.

• Floor and view. Ask which floor the unit is on and which way it faces. A sea view on a high floor and a view of the next building on a low floor can be listed in the same way.
• Noise. Jomtien Beach Road can be busy in the evening and at weekends. If you are a light sleeper, visit at night as well as during the day.
• Lifts. In a 30-floor tower, try the lifts at a busy time and ask how maintenance is handled.
• Condition. Test the air conditioners, hot water and water pressure, and look for signs of salt air on balcony doors and metal fittings.
• Parking and pets. Ask whether a parking space comes with the unit, and check the pet rules with the juristic office before you sign.
• Rental terms. Confirm the deposit, advance rent and the electricity and water rates in the contract. Our guide to renting in Pattaya explains the usual terms.
• Buying. Foreign quota is a building-wide cap of 49 percent of the total unit floor area, so ask the juristic office whether the unit you want can still be registered in a foreign name, and you should ask for a letter showing common fees are paid up to date.
