Monthly rooms

Rooms for rent in Pattaya by the month

Looking for a room or small apartment to rent by the month in Pattaya? Monthly rooms are a cheaper option than a condo, usually a studio or single room in an apartment building. Tell us your area, budget per month and move-in date on WhatsApp or LINE, and we look for one. Tenants pay no fee.

What does a monthly room cost on top of the rent?

Most rooms bill electricity and water separately, by the meter, so ask the rate per unit as well as the rent. Under the 2025 lease rules, landlords who let 3 or more homes may not charge more than the official utility tariffs and must send the bill at least 3 days before it is due; hotels and dormitories are outside these rules. Ask too about internet, cleaning and parking for a motorbike.

The deposit is usually 1 or 2 months' rent, and covered landlords may not take more than 3 months' rent as deposit and advance together.

Where are the monthly rooms in Pattaya?

Central Pattaya and South Pattaya have the most apartment buildings, within reach of Second Road, Third Road and the songthaew routes. Naklua, north of the Dolphin Roundabout, is quieter, with frequent cheap songthaews along Naklua Road. In Jomtien the rooms are mostly around Jomtien Second Road, about 400 m from the beach.

How do monthly room contracts work?

Rooms are let by the month, and some buildings set a longer minimum, so ask before you view. Read the contract for the notice period and what is deducted from the deposit. If you are a foreigner, the owner or building manager must report your stay to immigration on form TM30 within 24 hours of move-in. For longer stays in a full condo, see condos for rent.

Questions people ask

Do I pay 09Wi a fee?

No. Tenants and buyers pay 09Wi nothing. The owner pays our commission.

Are electricity and water included?

Usually not. Most rooms charge them by the meter on top of the rent. Ask us what a room includes and the rate per unit, and we confirm it with the owner.

What is the minimum stay?

One month for most rooms. Some buildings ask for longer, so check before you view.

How much deposit is needed for a room?

Usually 1 or 2 months' rent, plus the first month in advance. Ask us for the deposit on any room before you view.

Are the rooms furnished?

It varies. Ask us whether a room has air conditioning, a fridge, a TV or a water heater, and we check with the owner.
