The complex is in Moo 12, Nong Prue sub-district, Bang Lamung, with its frontage on Jomtien Second Road (Jomtien Sai 2), the inland road that runs roughly parallel to Jomtien Beach. It is part of the Jomtien area, and some listings call it Atlantis Condo Resort Pattaya.

Jomtien Beach is roughly 500 to 700 metres away, depending on which part of the site you start from, which most people can walk. Makro South Pattaya is close by for bulk shopping. Songthaews run along the main Jomtien roads towards Pattaya, and motorbike taxis and ride-hailing apps fill the gaps.

Blue Sky Group (Blue Sky Development Co., Ltd.) built Atlantis as a resort-style project on about 11 rai, with 1,100 units in eight-storey blocks. The shared space is at ground level. A large lagoon-style pool area with waterfalls, water slides, a model galleon ship and an artificial sand beach sits at the centre, surrounded by landscaped gardens.

The other facilities are a fitness centre, a lobby with reception, and 24-hour security with CCTV.

Units come in two main sizes. One-bedroom units are about 35 to 44 square metres, and two-bedroom units of about 69 to 73 square metres are close to double that. The common fee is ฿35 per square metre per month, and the one-off sinking fund is about ฿600 per square metre.

Who Atlantis suits

Atlantis suits people who prefer low-rise living with a large pool area on the doorstep and Jomtien Beach within walking distance. The slides, the galleon ship and the sand beach make the pool area appealing for families with children. One-bedroom units of 35 to 44 square metres give a single person or a couple room for a long stay, and buyers who want a two-bedroom of about 70 square metres in Jomtien will find that size here.

Views depend on the block and the floor, so ask whether the balcony looks over the pool, the gardens or the road.

What to check before you rent or buy here

In a large complex, position matters. Ask which block a unit is in, how far it is from the pool and from Jomtien Second Road, and which way the balcony faces. Ask whether the unit comes with a parking space instead of assuming one per unit.
