Aeras faces Jomtien Beach across Jomtien Beach Road, at Soi 17, and the Aeolus low-rise sits between Jomtien Soi 17 and Soi 18. Daily needs are close. A 7-Eleven is about 40 m from the building and The Big Market Jomtien is about 250 to 300 m to the north. Neighbouring condos include Coconut Beach Condo, about 65 m away, Lumpini Park Beach Jomtien, about 140 m away, Metro Jomtien Condotel, about 220 to 250 m away, and Lumpini Seaview Jomtien. For flights, U-Tapao airport is about 37 km away.

What to check before you rent or buy

Which building the unit is in. The Aether tower has 38 floors and the Aeolus low-rise only 4, so views and the feel of daily life differ a lot.
Parking. With a 51% ratio, about half of the units have a space, so ask whether the unit you like comes with one.
Traffic noise on the lower floors facing Jomtien Beach Road.
For a resale: whose name is on the title deed, and which furniture and appliances stay with the unit.
For renters: the deposit, the minimum term, what the rent includes, and whether electricity and water are billed at the government rate or a building rate.
For buyers: the current common fee and sinking fund for that unit, whether it can be registered in a foreign name, and a letter from the juristic office showing no unpaid fees before transfer.
House rules on pets, overnight guests and short stays. The juristic office sets them, and co-owners can change them at a general meeting.
