Pattaya property for sale

Looking to buy a condo, house, villa, land or a shophouse in Pattaya? Tell us the type, area and budget on WhatsApp or LINE and we look for property that fits, then help with the checks before you pay a deposit. Buyers pay 09Wi no fee. Foreigners can buy a condo unit in their own name; houses and land work differently, and our guide for foreign buyers explains how.

What can a foreign buyer own in Pattaya?

A foreigner can hold a Pattaya condo unit freehold, in their own name, as long as foreign owners together stay within 49% of the building's total unit floor area and the purchase money comes into Thailand from abroad in foreign currency. The bank records that transfer, and the Land Office asks for the record and the building's foreign-quota letter on transfer day.

Land is different. The Land Code bars foreigners from owning land in their own name, apart from narrow exceptions. Foreign buyers of houses and villas usually take a registered lease of up to 30 years on the land, and can hold the house itself under a registered superficies. Holding land through a Thai nominee is illegal, and the agreement is void. Check the deed type with our guide to title deeds before you look at land.

What costs come on top of the price?

At the Land Office the transfer fee is 2% of the official appraised value. The seller also owes withholding tax, plus either specific business tax at 3.3% (most sales within 5 years of purchase) or stamp duty at 0.5%, never both. Who pays which share is set in the sale contract; splitting the transfer fee evenly is common. Our guide to taxes and transfer fees sets out each item.

Choose by type

  • Condos for sale: the only type a foreigner can own outright in their own name, within the building's foreign quota.
  • Houses for sale: detached homes and townhouses, mostly inland.
  • Villas for sale: larger homes, most with a private pool and garden.
  • Land for sale: plots priced by rai and square wah; check the title deed type first.
  • Commercial property: shophouses, offices and running businesses.

Questions people ask

Do I pay 09Wi a fee?

No. Tenants and buyers pay 09Wi nothing. The seller pays our commission.

Can foreigners buy property in Pattaya?

Yes, a condo unit, in their own name, within the building's 49% foreign quota and with money sent from abroad. Foreigners cannot own land in their own name, so for a house or villa the usual route is a registered lease on the land. See our guide for foreign buyers.

Do I need a lawyer to buy?

It is your choice, and many buyers use one. An independent lawyer can check the title deed, any debts on the property and the contract before you pay a deposit. For land and houses, where the ownership structure matters, it is worth the cost.

How does the reservation deposit work?

Once you and the seller agree a price, a deposit is usually paid to hold the property while the sale contract is drawn up, and the balance is paid at the Land Office on transfer day. The amount and the refund terms go in writing before you pay anything.

Can I see a property before I pay a deposit?

Yes. Send us the listing ref and the times that suit you, and we arrange the viewing with the seller.
