View Talay 1 (View Talay Jomtien Condominium)

View Talay 1 is made up of two towers of 15 floors each, View Talay 1A and View Talay 1B, completed in 1997. Shared facilities are a communal swimming pool, a gym, an on-site restaurant and bar, and 24-hour security with CCTV.

Sizes vary more than the unit type suggests. Studios run from about 28 sqm up to about 47 sqm, 1-bedrooms from about 62 to 95 sqm, and 2-bedrooms from about 70 sqm up to about 186 sqm for the largest layouts. A 1-bedroom here can be twice the size of a studio in the same tower, so compare listings by floor area as well as by bedroom count.

The complex has been lived in for close to 30 years, and units may have been renovated to very different standards by successive owners. You may see original fittings in one unit and a modern kitchen and bathroom in the next.

• Tower and side. Ask whether the unit is in tower 1A or 1B, which floor it is on and which way it faces, then visit at the time of day you would usually be at home.
• Condition. In a building from 1997, check the wiring, the electrical board, the plumbing and the age of the air conditioners and water heater. Ask what was replaced and when.
• Floor area. Confirm the exact size on the title deed or the sale contract, because studios and 1-bedrooms vary widely in this complex.
• Common fees. Ask the juristic office for the current fee per square metre and, if you are buying, a letter showing the fees are paid up to date.
• Parking and pets. Ask whether a parking space comes with the unit, and check the pet rules before you sign.
• Rental terms. Confirm the deposit, advance rent and the electricity and water rates in the contract. Our guide to renting in Pattaya explains the usual terms.
• Buying. Foreign quota is a building-wide cap of 49 percent of the total unit floor area, so ask the juristic office whether the unit you want can still be registered in a foreign name. Read what foreigners can own in Thailand before you make an offer.
