We pass on offers, help settle the lease or sale terms, and mark the listing rented or sold when it is done.
What to send us
- Building name and unit number, or the area and street for a house or land
- Rent per month, or the asking price
- Bedrooms, bathrooms and size in m²; land size in rai, ngan or square wah

Selling: what to prepare
Buyers will ask for the title deed type and a copy of the deed, the size, the common fee and, for a condo, whether the unit can go to a foreign buyer. At transfer the Land Office needs the juristic person's letter that no common fees are owed. What do you charge owners?
Owners pay 09Wi a commission when we let or sell their property. The rate depends on the property and the deal, and we agree it with you before we list.
Do tenants and buyers pay you as well?
No. Tenants and buyers pay nothing, so the only cost to them is your rent or price.
Can I list my condo if I live abroad?
Yes. We handle enquiries and viewings in Pattaya and keep you updated on WhatsApp or LINE. Tell us how keys and viewings are handled at the building.
Can you rent my condo by the night?
No. We let condos for 30 days or more, and many condo buildings ban short lets in their rules.
What kinds of property do you take?

Who files the TM30 for my tenant?
The owner or house master is responsible for reporting a foreign tenant to immigration within 24 hours, on form TM30. It can be filed online, by post or in person.
