Homes for rent in Pattaya on leases of 30 days or more. Each unit we list shows its monthly rent and move-in date, and some show two prices: a lower rent on a 1-year lease and a higher one on a monthly contract. Tenants pay 09Wi no fee. Why do some rentals show two prices?

Some units show two rents. The first is the monthly rent on a 1-year lease, which is the contract most Pattaya owners prefer. The second, where the owner offers it, is the rent on a monthly contract with a shorter commitment. The monthly price is normally the higher of the two, because the owner carries the risk of empty months.

If you plan to stay three to six months, ask about both. A lease length in between can sometimes be agreed with the owner, and we will ask on your behalf.

What do you pay when you sign a lease?

Condo leases in Thailand usually ask for a security deposit of 1 to 2 months' rent plus the first month in advance, so plan for about three months' rent at signing. Since September 2025, landlords who let 3 or more homes may not take more than 3 months' rent as deposit and advance combined on a lease of up to 3 years. They must return the deposit within 7 days of move-out when nothing is damaged, or within 14 days when repairs are needed.

Electricity and water are normally billed separately from the rent. Our renting guide covers contracts, the move-in inventory and the TM30 report in more detail.

Which kind of rental fits you?

  • Condos are most of Pattaya's rental stock, with a shared pool, gym and security desk in most buildings. See condos for rent.
  • Houses and townhouses suit families and people with a car, and are mostly inland in East Pattaya. See houses for rent.
  • Long-term villas add a garden and often a private pool. See villas for rent.
  • For a low-cost room by the month, see rooms for rent. For a few nights' holiday, see pool villas.

Questions people ask

Do I pay 09Wi a fee?

No. Tenants and buyers pay 09Wi nothing. The owner pays our commission, so you pay only the rent, deposit and advance rent written in your lease.

What is the shortest lease I can sign?

One month. The condos and houses we list for rent are let for 30 days or more, and many condo buildings ban shorter lets in their house rules. For a few nights, look at our pool villas.

Who files the TM30 report for a foreign tenant?

The landlord. Under the Immigration Act the owner or house master must tell immigration within 24 hours that a foreigner has started staying at the property, on form TM30. Ask the owner for a copy of the receipt and keep it with your lease.

Can I see a unit before I sign?

Yes. Send us the listing ref and two or three times that suit you, and we arrange the viewing with the owner. If you are still abroad, ask whether a video of the unit is available.

Is the rent negotiable?

Sometimes. Owners tend to be more flexible on longer leases and on units that have been empty for a while. Make an offer through us and we will put it to the owner.
