What counts as Central Pattaya

Pattaya is usually split into North, Central and South Pattaya and Jomtien. Central Pattaya, Pattaya Klang in Thai, is the part facing the middle of Pattaya Beach, and it reaches inland on both sides of Central Pattaya Road, which gives it its name; it is not the geographic centre of the city.

North, Central and South Pattaya Roads are the three main ways in from Sukhumvit Road, at about km 144, km 145 to 146 and km 147. Inside the city, Beach Road, Second Road and Third Road run parallel to the coast, and most addresses are a soi off one of them. Pattaya Beach itself runs about 2.7 km from North to South Pattaya and was widened to about 50 m in 2018.

The mall, the beach and the busy streets

Central Pattaya mall, formerly CentralFestival Pattaya Beach, has frontages on both Beach Road and Second Road, and the Hilton Pattaya is attached to it. It is the reference point most people use when they describe a location in the middle of the city.

Central Pattaya and Beach Road are the densest, busiest and most entertainment-focused part of the city, and a sea-view unit here costs more than the same unit facing inland. Towards Third Road the buildings get lower: the two inland projects we cover have 8 floors each.

On Second Road, EDGE Central Pattaya is about 300 m from the beach and THE BASE Central Pattaya stands next to it; Centric Sea Pattaya, further north between North and Central Pattaya Roads, is about 500 m away. Inland, City Center Residence is on Soi Bongkot 8 off Third Road, and The Trust Condo Central Pattaya is near the Bangkok bus terminal, about 1.9 km from the beach, away from the Beach Road crowds.

Who Central Pattaya suits

It suits people who want everything within walking distance and do not mind noise: first-time visitors on a longer stay, people working in the city and anyone without a car. Hospitals are close too; Pattaya City Hospital, Pattaya Memorial Hospital and Pattaya International Hospital are all within about 0.5 km of buildings we cover.

If you want quieter nights, look at Pratumnak or Jomtien instead. To rent here, start with condos for rent; on a small budget, compare monthly rooms for rent. Buyers should check transfer fees and taxes before making an offer.
