What types of commercial property are there?

  • Shophouses: the classic Thai terraced building, with a shop on the ground floor and rooms above. Some come with the land, which matters for foreign buyers; see land for sale for how title deeds work.
  • Offices and retail space in commercial buildings and malls.
  • Warehouses, mostly inland in East Pattaya, near Sukhumvit Road and the motorway.
  • Running businesses, such as a restaurant or bar, where you take over the lease, fit-out and equipment.

How do commercial leases work in Thailand?

A lease of more than 3 years must be in writing and registered at the Land Office, or it can only be enforced for 3 years. The normal maximum is 30 years, and registration costs about 1.1% of the total rent. A separate law allows registered leases of up to 50 years for qualifying commercial and industrial uses. The 2025 consumer rules on deposits cover homes, so for a shop or office the contract terms are what protect you; read them closely.

What does buying a running business involve?

When you buy a business, you usually buy the remaining lease, the fit-out and the equipment, plus any licences that can be transferred. Check how long the lease has left and whether the landlord will renew, ask to see real trading figures, and confirm which licences stay with the premises. Running a business as a foreigner has its own permit rules, so get them checked by a lawyer before you sign. If you also need somewhere to live nearby, see property for rent.

Questions people ask

Do I pay 09Wi a fee?

No. Tenants and buyers pay 09Wi nothing. The owner or seller pays our commission.

Can a foreigner rent a shophouse?

Yes, a foreigner can sign a lease on a building. Running a business from it is a separate question, with its own permit and company rules.

How long can a commercial lease be?

Up to 30 years under the normal rules, registered at the Land Office if longer than 3 years. Qualifying commercial and industrial uses can register leases of up to 50 years under a separate law.

What should a business sale include?

A written list of the equipment and fit-out, the remaining lease and its renewal terms, and which licences transfer with the premises. Ask for these before you pay any deposit.

Do you handle both rentals and sales?

Yes. Tell us whether you want to rent or buy, and the type, area and size of space, and we look for both. For homes, see property for sale.
