Guides
Guides to renting and buying in Pattaya
Plain guides to the questions we hear most from renters and buyers in Pattaya. Each one lists its sources, with the law and government offices first where we could find them, and shows the date its facts were last checked. They are general information; for a purchase or a long lease, take independent legal advice as well.

Where to start
- Renting: read the renting guide for deposits, contracts and TM30, then browse condos for rent.
- Buying a condo: start with what foreigners can buy, then the condo buying guide.
- Buying a house or land: read the title deed guide and the guide to taxes and transfer fees.
- Moving here: the cost of living guide covers rent, bills, food and transport.
How we write these guides
Thai property rules are often repeated online without a source, and some are out of date. We take each legal rule from the law itself, a government office such as the Department of Lands or Immigration, or a named law firm, and list those sources at the end of the guide. Local details, such as roads, markets and transport, come from maps and public references listed there too. Where a rule is only proposed, such as a higher foreign condo quota or longer leases, we say so and give the date we last checked it.
The guides are written from the questions renters, buyers and owners ask us in Pattaya. If yours is not answered, message us on WhatsApp or LINE and we will add it.
Questions people ask
Are these guides legal advice?
No. They explain the general rules with their sources. For your own purchase or lease, take independent legal advice.
How often are the guides updated?
When a rule changes or a proposal becomes law. Each guide shows the date its facts were last checked, and we change that date only when we check them again.
Are the guides available in Thai?
Yes. The guides to renting, title deeds, transfer taxes and fees, foreign ownership, buying a condo in Pattaya, and the cost of living are in Thai, written for Thai readers rather than translated word for word.
