Long-term villas in Pattaya

A villa here means a detached house on its own plot, usually with three or more bedrooms, a garden and often a private pool. Most are inland in East Pattaya, the residential zone east of Sukhumvit Road that is the city's main market for villas and landed property. You trade sea views and walkable streets for space, privacy and quiet.

Families, people working from home and long-stay residents with pets or cars tend to rent villas. Expect to drive to the beach, shops and schools.

Running costs to ask about

A private pool runs a pump every day, so electricity bills are higher than in a condo. Ask what the previous tenant paid per month. Agree in writing who pays for pool cleaning and chemicals, the gardener, pest control and repairs to the pump, air conditioners and water heater. Check the internet options at the address, the security of the estate, and whether the villa is on mains water or a tank.

The lease

Most villa leases run for a year, and monthly terms are less common than for condos. Deposit is usually 1 to 2 months' rent plus the first month in advance. The 2025 cap of 3 months' rent covers landlords who let 3 or more homes; many villa owners let one, so read your lease. A lease over 3 years must be registered at the Land Office. The owner files your TM30 report. Our renting guide covers the rest.

Questions people ask

Do I pay 09Wi a fee?

No. Tenants and buyers pay 09Wi nothing. The owner pays our commission.

Is pool cleaning included in the rent?

Sometimes. It depends on the owner, so it should be written into the lease. Ask us and we confirm it with the owner for any villa you like.

Can I rent one of these villas for a weekend?

No. These villas are let for a month or more. For nightly stays, see our pool villas.

Why are villa electricity bills higher?

The pool pump, garden lights and air conditioning in larger rooms add up. Ask us what the last tenant paid so you can budget.

Can I bring pets?

That is the owner's decision. Tell us about your pets and we ask the owner before you view.
