Seven Seas Condo Resort Jomtien

Seven Seas is a resort-style project of low-rise buildings with 1,520 units in total. The buildings are named after islands and grouped around lagoon pools, with a gym, a clubhouse, car parking and 24-hour security with CCTV.

Units are studios, one-bedroom and two-bedroom apartments. The developer's launch plans gave about 27 sqm for a studio, 36.5 sqm for a one-bedroom and 73 sqm for a two-bedroom, so ask for the size of any unit you look at. With this many units, the pools and gym see more people than in a small building, and how busy they are depends on the season. Ask which island block a unit is in, since the walk to the gate and the parking varies.

• The exact project. Seven Seas Le Carnival and Seven Seas Cote d'Azur are separate projects, so check the name and building on the advert, the contract and the title deed.
• The block and floor, and whether a ground-floor unit faces a pool or a walkway.
• Pet rules. Ask whether pets are allowed before you view.
• For rentals: the deposit, months paid in advance, the contract length, who pays the common-area fee, and how electricity and water are billed.
• For purchases: whether the unit is in the foreign or Thai quota, that the common-area fee is paid up to date, and how transfer fees and taxes are shared.
