The Embassy Pattaya (The Embassy Pattaya City Condo)

The project has two buildings of 8 floors each and was completed in 2015. Shared facilities are a swimming pool, a fitness room, a sauna, a children's zone, key-card access, car parking, CCTV and 24-hour security.

Units come in three types: studios, 1-bedrooms and 2-bedrooms. Sizes vary within each type, so compare the floor area in the contract rather than the label.

A newer off-plan project is also marketed as Embassy Pattaya. It is a separate development, so check the full project name and location on any listing.

• Building and floor. Ask which of the two buildings the unit is in, which floor and which side it faces. Units facing the roads hear more traffic.
• Real size. Sizes vary within each unit type, so ask for the floor area on the title deed or the contract.
• Parking. There is car parking on site, but ask whether a space comes with the unit.
• House rules. If you have a pet or plan short stays for guests, ask the juristic office for the current rules in writing before you sign.
• Rental terms. Confirm the deposit, the advance rent, the contract length and how electricity and water are billed. Our guide to renting in Pattaya explains the usual terms.
• Buying. Foreign quota is a building-wide cap of 49 percent of the total unit floor area, so ask the juristic office whether the unit you want can still be registered in a foreign name. Ask for a letter showing the common fees are paid up to date, and read what foreigners can own in Thailand before you make an offer.
