Pattaya cost of living: planning your monthly budget

Your Pattaya cost of living comes down mostly to rent, and rent comes down to the area, the building and the length of your lease. Bills, transport and food then follow your habits. This guide gives the figures we could check, each with its date and source, and shows what goes into a monthly budget, the cash you need on arrival, and the costs newcomers tend to forget.

Housing: the biggest line

Most newcomers rent a condo first. Condo towers cluster near the beaches, west of Sukhumvit Road, while inland East Pattaya is the main area for houses and pool villas. On the tightest budgets, a monthly room in a Thai apartment building is the cheapest way in; see rooms for rent in Pattaya.

Three things move the rent of a condo more than anything else: the building, the view and the lease length. Some owners ask a lower monthly rent on a one-year lease than for month-to-month, so ask for both before you decide. Our condos for rent show the owner's current asking rent on every unit, which is a better guide to today's prices than any average.

Two rents are not an average, so treat them as examples of how lease length changes the price. The electricity figure is the national average tariff; your bill depends on the meter, and a condo owner may bill through the building. Landlords covered by the 2025 rules may not charge more than the official tariffs. Air conditioning is what moves most electricity bills here, so ask what the last tenant paid.

Cash you need on arrival

On a typical one-year lease you pay a security deposit of one or two months' rent plus the first month in advance, so about three months' rent at signing. Landlords with three or more units may not take more than three months' rent in total on a monthly-paid lease under the 2025 rules. Tenants pay 09Wi no fee.

Add whatever you need for the first weeks: a short hotel stay while you view, a phone plan, and any furniture or kitchen items the unit lacks. The deposit comes back at the end of the lease, less any real damage, so keep your check-in photos and inventory. The details are in our guide to renting in Pattaya.

Electricity, water and building charges

Electricity and water may be included in the rent or billed on top, so ask how each is charged before you sign. Landlords covered by the 2025 rules may not charge above the official tariffs and must send invoices at least 3 days before the due date.

Ask too whether the rent includes the building's common fee, internet and cleaning. If you buy instead of renting, the common fee becomes yours, with each owner's share set under the Condominium Act.

How the area changes the budget

  • Central Pattaya is the densest, busiest area, and sea-view units there carry a premium.
  • Wongamat has luxury beachfront towers and is counted among Pattaya's most expensive neighbourhoods.
  • Pratumnak, the hill between Pattaya Beach and Jomtien, is often described as the city's most prestigious residential zone.
  • Jomtien is mostly condominiums along a long beach, with many long-stay and retired residents.
  • Naklua has quieter beaches north of the city and frequent, cheap songthaews along Naklua Road.
  • Na Jomtien, south of Jomtien in Sattahip District, has poorer public transport links, so budget for your own transport.

Weigh rent against the time and cost of getting around. If you will not drive, choose an area on a busy songthaew route.

Getting around

Songthaews, the shared pickup taxis, are the cheap everyday option, at THB 10 on the main routes and THB 10 to 20 for most rides in the city; agree the price first if you hire one for yourself. On Naklua Road, for example, they run frequently. If you want your own wheels for a month or more, see car rental in Pattaya.

For trips out of town, the air-conditioned bus terminal is on North Pattaya Road, and an airport bus terminal sits on Thappraya Road near the Thepprasit Road junction. U-Tapao airport is south-east of the city in Ban Chang, Rayong. The planned high-speed rail to Bangkok's airports had not started construction as of late October 2026, so do not plan your budget around it.

Food, markets and shopping

Your food bill tends to depend more on where you shop than on where you live, because local markets and big malls sit close together. Weekend shoppers use the Thepprasit Night Market, open Friday to Sunday evenings; Jomtien has the Rompho Market on Jomtien Second Road; and Naklua has its old market and the Lan Pho seafood market. The big malls, Central Pattaya on Beach Road and Terminal 21 on North Pattaya Road, are in the centre and north.

Visas and paperwork

Visa costs are a real line in a long-stay budget. The Board of Investment's Long-Term Resident (LTR) visa has a THB 50,000 fee when issued in Thailand and requires health cover, for example USD 50,000 of insurance. Thailand Privilege sells paid memberships with a visa option; in November 2026 its official site listed packages from THB 650,000 for 5 years up to THB 5,000,000 for 20 years (by invitation). Check both official sites for current terms, and note that buying a condo does not by itself give you a visa.

Your landlord must report where you stay to immigration within 24 hours on form TM30. That is the landlord's duty, but keep a copy of the receipt for your own records.

If you buy instead of rent

Owning swaps rent for a one-off purchase cost and smaller running costs: the common fee and the annual land and building tax. A second home pays 0.02% of its value up to THB 50 million; an owner-occupied unit with your name in the house registration is generally exempt up to THB 50 million, subject to the local authority. The one-off costs on transfer day are in our guide to property taxes and transfer fees, and the process in our condo buying guide.

Build your own monthly budget

  • Rent, at the asking price for the lease length you want
  • Common fee, if the rent does not include it
  • Electricity, with air conditioning in mind
  • Water
  • Internet and a mobile plan
  • Transport: songthaews, a rented motorbike or a car
  • Food: markets, supermarkets and eating out
  • Health insurance
  • Visa and extension costs, spread over the months they cover
  • Flights home and travel
  • A buffer of at least one month's spending

Questions about living costs

How much should I budget for rent in Pattaya?

It depends on the area, the building, the view and the lease length. On 1 November 2026 two of the condos we list in Central Pattaya were a studio at THB 8,500 a month on a 1-year lease (THB 12,000 on a monthly contract) and a one-bedroom at THB 15,000. Check current asking rents on condos for rent, then add about three months' rent as move-in cash for the deposit and first month.

How much cash do I need to move into a rental?

Usually about three months' rent: a deposit of one or two months plus one month in advance. Landlords with three or more units may not take more than three months' rent in total on a monthly-paid lease.

Are electricity and water included in the rent?

It varies by owner and building, so ask how each is charged before you sign. The average electricity tariff for bills from September to December 2026 was THB 3.95 per unit before VAT, and landlords covered by the 2025 lease rules may not charge above the official tariffs.

Which areas of Pattaya cost more to live in?

Sea-view units in Central Pattaya carry a premium, Wongamat is counted among the most expensive neighbourhoods, and Pratumnak is often described as the most prestigious residential area. Inland areas such as East Pattaya offer more space for houses.

What does a long-stay visa cost?

The LTR visa fee is THB 50,000 when issued in Thailand. Thailand Privilege memberships were listed from THB 650,000 for 5 years in November 2026. Check the official sites before you plan.

Do condo owners pay an annual property tax?

Yes, the land and building tax, unless exempt. A second home pays 0.02% of value up to THB 50 million. An owner-occupied unit with the owner's name in the house registration is generally exempt up to THB 50 million.

Do tenants pay 09Wi a fee?

No. Tenants pay 09Wi nothing; we are paid by commission from the owner. Message us with your budget and area.
