Beachfront Jomtien Residence, Na Jomtien

Beachfront Jomtien Residence is a small project: two buildings of 7 floors each, 80 units in all, completed in 2012. Shared facilities are a swimming pool, a gym and car parking, with 24-hour security and CCTV. Eighty units over two low buildings make for a small community.

The project has studios, 1-bedrooms and 2-bedrooms. The 1-bedrooms are notably generous, at about 52 to 90 sqm, as large as many 2-bedrooms in Pattaya towers. That extra room suits people who spend long stretches at home, need a work corner or have family visiting. Since the range is wide, ask for the exact floor area and the floor plan of any unit you consider.

• Which building. Ask which of the two buildings the unit is in, which floor and which way it faces.
• Getting to the beach. The sand is about 60 m away in a straight line, but the walking route depends on the soi or path you use, so walk it yourself at the viewing.
• Real size. 1-bedrooms range from about 52 to 90 sqm, so ask for the floor area on the title deed or contract.
• Address on documents. Check that leases and contracts give Na Chom Thian, Sattahip, Chon Buri as the address.
• Parking. The project has car parking, but ask whether a space comes with the unit.
• House rules. If you have a pet, ask the juristic office for the current rules in writing before you sign.
• Rental terms. Confirm the deposit, the advance rent and the electricity and water rates in the contract. Our guide to renting in Pattaya explains the usual terms.
• Buying. Foreign quota is checked unit by unit with the juristic office. Ask for a letter showing the common fees are paid up to date, and read what foreigners can own in Thailand before you make an offer.
