Grand Florida stands in Na Jomtien (Na Chom Thian), in Sattahip district, between Soi Na Jomtien 14 and Soi Na Jomtien 18, two lanes that connect to Sukhumvit Road. The site is about 100 m from Na Jomtien Beach. Neighbouring condos within about 300 m include The Pazer Pattaya, The Senate Residences 2, Golden Sand Beachside Condominium and BluPhere Pattaya.

A resort built around a lagoon-style pool

Blue Sky Group built Grand Florida as eight low-rise buildings around a large lagoon-style communal pool, on a site of about 16 to 17 rai, and completed it in 2020. Besides the pool, residents have a gym, a sauna and steam room, an on-site restaurant, a children's playground, a games room, a meeting and co-working room, gardens, car parking, 24-hour security and CCTV.

That mix gives the project the feel of a holiday resort, with most daily needs for relaxing and exercise inside the site.

Unit types, sizes and the common fee

Units run from studios to 2-bedrooms. Studios are about 23 to 36 sqm, 1-bedrooms about 35 to 70 sqm and 2-bedrooms about 70 to 120 sqm. Some units are pool-access units, with direct access to the pool from the unit.

The common area fee is about THB 60 per sqm per month: about THB 1,800 a month for a 30 sqm studio and about THB 4,200 for a 70 sqm unit. In a rental the owner normally pays it, but confirm this in the contract.

Who Grand Florida suits

Families get a playground, a games room and a big pool inside the gates. People who work remotely have a meeting and co-working room on site. Couples and retirees who want resort facilities a short walk from the beach will find the most here.

What to check before you rent or buy here

Which building. With eight buildings, ask which block and floor the unit is in, how far it is from the pool and the car park, and which way it faces.
Pool-access units. Direct pool access is the draw, but check privacy, noise from the pool and how the unit is screened from it.
House rules. Ask the juristic office for the house rules on guests, moving in and pets before you sign.
Running costs. At about THB 60 per sqm a month, the common fee matters for larger units. Buyers should ask for a statement showing it is paid up to date.
