Zire Wongamat

Zire Wongamat has two residential towers and a separate car park building on a site of about 6 rai. Tower A has 54 storeys and stands about 188 metres tall; Tower B has 37 storeys. Raimon Land developed the project, SODA (Thailand) designed it, and units are sold freehold. In total there are about 465 units.

Shared facilities:

• a car park building
• the restaurant Silver Lining by The Glass House on the premises
• 24-hour security with CCTV, and Wi-Fi

Unit types are studios, one-bedroom and two-bedroom units and duplexes. Studios are about 38 to 39 sqm, one- and two-bedroom units about 49 to 100 sqm, and the duplexes reach about 185 to 197 sqm.

Before you rent, ask:

• whether the unit is in Tower A or Tower B, which floor it is on and which way it faces
• whether a parking space in the car park building is included
• how electricity and water are billed and whether internet is included in the rent
• the deposit, the rent paid in advance and the minimum term set by the owner

Sea air is hard on fittings, so in any beachfront unit look at the balcony railings, window frames and air-conditioning units during the viewing. Before you buy, check that the unit can be registered in your name within the building's 49 percent foreign quota, that the purchase money will arrive from abroad in foreign currency, and ask the juristic person for the current common fee per square metre, the sinking fund payable at transfer and a no-dues letter.
