Location: Romanasia Soi 9, Pratumnak Hill

The building stands on Romanasia Soi 9 (also written Soi Romanacea 9), a short side street off Phra Tamnak Soi 5, in Nong Prue subdistrict, Bang Lamung, Chon Buri. From Pratumnak Road you reach it by turning into Soi Phra Tamnak 5 or Soi Phra Tamnak 6.

The location is about the beaches. Pratumnak Beach is about 400 to 460 m away and Dongtan Beach, at the Jomtien end of the hill, about 630 to 700 m, so you can walk to either for a swim or a sunset. The building, facilities and unit sizes

Laguna Bay 1 is one low-rise building of 8 floors, finished in 2013. Shared facilities are a rooftop swimming pool, a gym, a sauna, lifts, car parking, CCTV, 24-hour security and an on-site restaurant. The pool is on the roof, so check its opening hours when you view.

Units are compact. Studios are about 25.5 to 29 sq m, 1-bedrooms about 41.5 to 53 sq m and 2-bedrooms about 62 sq m. The common fee is THB 40 per sq m per month, which works out at about THB 1,020 a month for a 25.5 sq m studio and about THB 2,480 for a 62 sq m 2-bedroom.

Who Laguna Bay 1 suits

The studios and 1-bedrooms suit one person or a couple who want a Pratumnak address with two beaches on foot and modest monthly costs. The 62 sq m 2-bedrooms work for a small family or two friends sharing. Because the units are small, buyers looking for a holiday base they can lock up between visits may also find the running costs easy to carry.

What to check before you rent or buy here

Layout. A 25.5 sq m studio and a 29 sq m studio feel very different, so check the floor plan, where the bed and kitchen sit and how much storage there is.
Condition. The building dates from 2013. Ask what has been replaced since then, and test the air conditioners, hot water and water pressure at the viewing.
Facilities. Ask about the opening hours of the rooftop pool, sauna and restaurant, and whether guests may use them.
Parking. There is car parking, but ask whether a space comes with the unit, especially if you plan to drive up and down the hill every day.
