Harmonia City Garden

Harmonia City Garden is a condominium project under construction in Pattaya, developed by Global Top Group Co., Ltd., a subsidiary of Chaithanin Co., Ltd. The plan is four 8-storey buildings named Apus, Bella, Castro and Diamond, with 656 units in total, on a plot of 4 rai 2 ngan 40 sq wah (7,360 sq m) on Soi Regional Land 2.

Because the buildings are still going up, buying here means buying off-plan, from a floor plan and a payment schedule. 09Wi helps buyers compare unit types, read the key terms of a contract and ask the right questions before paying a deposit. Current availability and prices are checked on request. If you need somewhere to live now, see our condos for rent across Pattaya.

Units and prices

No units in this project are listed with us right now. Message us for the developer's current price list, floor plans and payment terms.

Location and access

The site is on Soi Regional Land 2 (Soi Samnak-ngan Thi-din 2), a side street off Regional Land Road, south of Chalermphrakiat Road, which is also known as Pattaya 3rd Road. The address falls in Nong Prue, Bang Lamung, Chon Buri. This is the inland side of the city, away from the beachfront.

Pattaya 3rd Road is one of the long north to south roads through the city, so the project sits close to a main route for getting across town by car or motorbike. When you visit the site, drive the soi at the times you would normally leave for work or school: side streets off the main roads can be quiet at midday and busy in the late afternoon.

The buildings and planned facilities

Each of the four buildings is 8 storeys high. The planned facilities are a main swimming pool with further waterfall pools on the rooftops, rooftop gardens, a fitness centre, a sauna and a steam room, a cafe or restaurant, fully enclosed secured parking, and 24-hour security with CCTV. With pools and gardens on the rooftops, residents of the upper floors have outdoor space a few steps from home.

Unit types are studios of about 20 sq m, one-bedroom units of about 23.5 to 26.5 sq m with a larger one-bedroom type, and two-bedroom units of about 50 to 51 sq m, including corner layouts. The listed common-area fee is ฿40 per square metre per month, and a one-off sinking fund of ฿600 per square metre is normally paid when ownership is transferred. Multiply both by the unit size to see the real cost before you commit.

Who it suits

The compact unit sizes suit single buyers and couples who want a first condo in Pattaya with resort-style shared facilities, and the two-bedroom units suit a small family or flatmates. It suits buyers who can wait for construction to finish and are comfortable paying in instalments. Anyone who needs a home soon will be better served by a completed building, since no completion date has been published.

What to check before buying off-plan

  • The handover date written into the contract, and what the developer owes you if it slips.
  • The payment schedule: how much is due at booking, during construction and at transfer.
  • The exact unit: building name, floor, direction, the floor plan and the furniture or appliances included.
  • Transfer costs at completion: the sinking fund, the first common-area fee, and how transfer fees and taxes are split.
  • For foreign buyers who want freehold title: whether the unit falls within the foreign quota, and that the purchase money arrives from abroad in foreign currency with the bank paperwork that proves it.
  • For Thai buyers using a mortgage: talk to the bank early, because the loan is assessed when the building is finished.

Visiting the site

The project is reached from Regional Land Road, turning into Soi Regional Land 2. A site visit shows you the soi, the neighbours and how far the work has progressed, which a brochure cannot. For the neighbourhoods around the site, read our South Pattaya and Central Pattaya guides. If you are comparing it with completed buildings, see what we list in condos for sale or send us your budget. Owners who already hold a unit here can list it with 09Wi.
