Location and getting around

The project stands on Pattaya Sai Song 15, also signed as Second Road Soi 15, with Pattaya Tai 24 (South Pattaya Soi 24) running along the site. Its registered address is 296/17 Moo 10, Pattaya Second Road, Nong Prue, Bang Lamung, Chon Buri. The entrance is on the side street itself, a short walk in from Second Road.

Everyday distances are short. The developer gives about 200 metres to Pattaya Beach, about 300 metres to Walking Street, about 100 metres to The Avenue and about 200 metres to Royal Garden Plaza. South Pattaya Road is less than 100 metres away, and Central Festival Pattaya Beach is roughly one kilometre to the north. Most errands, from a swim in the sea to shopping at Royal Garden Plaza, can be done on foot.

City Garden Pattaya is made up of five buildings labelled A to E, each eight storeys high, with 366 units across the project. Global Top Group, an Israeli-owned Pattaya developer, built it under the City Garden name that it also uses for several other projects in the city. The project and land company is Shining Light Business Co., Ltd., the architect was T.06+ Architect Co., Ltd. and the structural engineer was Seaside Co., Ltd.

Units are studios, one-bedrooms and two-bedrooms, from about 35 sqm for the smallest studios up to about 112 sqm for the largest two-bedroom layouts.

Who City Garden Pattaya suits

Location is the strongest point of this project. Being able to walk to the beach, Walking Street, Royal Garden Plaza and the shops along Second Road suits anyone who would rather not depend on a car or motorbike every day. The studios and one-bedroom units at the smaller end of the size range work well for one person or a couple on a long stay, while the larger two-bedroom units give room for a small family or two people sharing. Drivers have the underground car park, and anyone who likes to swim or train at home has two pools, a gym and a sauna within the gates.

What to check before you rent or buy

Before you rent a unit here, ask:

which building (A to E) and which floor the unit is on, and which way it faces; Walking Street and South Pattaya Road are close, so visit in the evening as well as by day if you are a light sleeper
whether a space in the underground car park comes with the unit
whether internet is included in the rent, and how electricity and water are billed
the deposit, the rent paid in advance and the minimum term, which each owner sets

Before you buy, check that the unit can be registered in your name. Foreign buyers can own a condominium unit freehold only within the building's 49 percent foreign quota, and the purchase money has to be transferred from abroad in foreign currency. Ask the juristic person for the current common fee per square metre, the sinking fund charged at transfer and a statement that the unit has no outstanding dues, and read recent meeting minutes for planned repairs.
