Center Condotel (Pattaya Tai Center Condo)

Center Condotel is one building of 14 floors holding 520 units, completed in 1990. Shared facilities are a swimming pool, a gym, car parking, 24-hour security and CCTV. Units are studios and 1-bedrooms, from about 35 sqm for a studio up to about 63 sqm for the larger 1-bedroom layouts.

A building of this age has passed through many owners, so two units of the same size can be in very different condition. One may still have its original kitchen, bathroom, wiring and air conditioners, while the unit next door has been fully renovated. Judge every unit on what you see at the viewing, and ask the owner what was replaced and when.

• Condition. Ask for recent photos of the kitchen, bathroom and electrical board, then test the air conditioners, hot water and water pressure at the viewing.
• Floor and side. The building is close to South Pattaya Road and the temple market, so ask which floor the unit is on and which way it faces, and visit once in the evening as well as during the day.
• Pets. Pets are not allowed unless the juristic office gives permission. Get any permission in writing before you sign.
• Parking. The building has car parking, but ask whether a space comes with the unit you want.
