Location: Pratumnak Soi 4 on Pratumnak Hill

The building stands on Pratumnak Soi 4, written ซอยพระตำหนัก 4 in Thai, one of the numbered sois on Pratumnak Hill. The hill sits between South Pattaya and Jomtien, so both are a short ride away by car, motorbike taxi or ride-hailing app. Saying "Soi Phra Tamnak 4" is usually enough for a driver to find it, and the postal district is Bang Lamung, Chon Buri.

Units are 1-bedroom and 2-bedroom layouts, and sizes vary a lot from one advert to the next. Ask for the floor area on the title deed or the contract rather than relying on the number of bedrooms. Adverts use several versions of the name, among them Sombat Condotel, Sombat Condo and Sombat Pattaya Condotel Pratumnak Hill; in Thai it is สมบัติ พัทยา คอนโดเทล. They all mean this one building on Soi 4.

Who Sombat Pattaya Condotel suits

The building suits people who want to live on Pratumnak Hill, between Pattaya and Jomtien, in a 13-floor building with a pool and 24-hour security. The 1-bedroom units work for one person or a couple, and the 2-bedroom units give a family or two sharers more room.

What to check before you rent or buy here

Floor and outlook. Ask which floor the unit is on and whether it faces the pool or the street. Light and noise change a lot over 13 floors.
Real size. Two units with the same number of bedrooms can differ a lot in size, so compare the floor area.
Condition. Check the air conditioners, the water heater and the windows, and agree in writing what the owner will fix before you move in.
House rules. The word condotel in the name does not tell you the current rules. If you have a pet or plan short stays for guests, ask the juristic office for the rules in writing.

Buying. Foreign quota is a building-wide cap of 49 percent of the total unit floor area, so ask the juristic office whether the unit you want can still be registered in a foreign name.
