Location and getting around

The building stands on the south-east side of Pratumnak Hill, the residential rise between Pattaya Bay and Jomtien. Its address is on Soi Phra Tamnak 6, and the plot runs through to Soi 7, so traffic stays on the smaller sois rather than a busy main road. Thappraya Road, the main route between South Pattaya and Jomtien, is only a few hundred metres to the east. From there a car, motorbike or songthaew reaches either side of town quickly.

Wat Phra Yai, the temple of the Big Buddha on the top of the hill, is within walking distance, roughly 300 metres in a straight line from the soi.

The building and its facilities

Siam Oriental Star is a single building of 142 units. Most of the shared facilities sit on the roof: a swimming pool with a sundeck, a gym and a sky garden. Inside there is a Finnish sauna, a lobby with a reception desk and 24-hour security with CCTV. Residents park in an underground car park below the building.

Unit sizes start with compact studios of about 21 to 25 square metres. One-bedroom layouts run from about 27 to 41 square metres and two-bedroom units are about 42 to 45 square metres. The four penthouses on the 8th floor are the largest, at roughly 62 to 73 square metres. Siam Oriental Star is a separate project from the other Siam Oriental condominiums on Pratumnak, so check the full name when you compare listings.

Who it suits

Because most units are studios or one-bedroom rooms, the building fits single renters, couples and buyers who want a compact unit to live in or to let. Anyone who trains often gets a gym and a sauna under the same roof, and the rooftop pool is there for a swim at the end of the day. The penthouses give more space to people who want a larger home on the hill. A family that needs three bedrooms will find few options here and may prefer to compare a larger project nearby.

What to check before you rent or buy

  • Layout of small units. The smallest studios are about 21 square metres, so ask for the floor plan and look at storage, the kitchen corner and where a desk would fit.
  • Parking. The car park is in the basement. If you drive, ask whether a space comes with the unit before you sign.
  • Running costs. Buyers should ask the juristic office for the current common fee per square metre and the sinking fund. Renters should check the electricity and water rates written into the contract.
  • Ownership. Foreign quota is a building-wide cap of 49 percent of the total unit floor area, so a buyer from abroad should confirm with the juristic office that the exact unit can be registered in a foreign name, and check its title deed.
  • House rules. Ask about pets, short stays and renovation work before you commit. The juristic office sets these rules for the whole building.

Nearby

The nearest landmark is Wat Phra Yai on Big Buddha Hill, a short walk up the slope. Thappraya Road, a few hundred metres east, has everyday shops and restaurants and leads south to Jomtien. To compare it with other buildings, see what we list in condos for rent and condos for sale.
