Stairs and access. In three-floor blocks, ask whether the unit is reached by stairs only, which matters for older residents and heavy luggage.
Sea air. On a seafront site, look at window frames, balcony rails and air-conditioner units for rust, and ask when appliances were last replaced.
Common-area fee. Ask for the current rate per square metre, since large units pay more each month.
Parking. Ask whether a space comes with the unit and where guests can park.
For rentals: the deposit, months paid in advance, the contract length and how electricity and water are billed.
For purchases: the name on the title deed, whether the unit sits in the foreign or the Thai quota, that fees are paid up to date, and how transfer costs are shared.
